Answers to the most common questions about how PTN works, lead flow, pricing, onboarding, and best practices for success.

What is Property Trade Network (PTN)?

Property Trade Network (PTN) is a real estate investor network that connects motivated property owners with verified buyers. We generate inbound seller inquiries and distribute those leads to approved investors based on their specific target locations.

PTN is built for serious real estate investors, wholesalers, and cash buyers who want consistent access to motivated seller opportunities without managing their own marketing campaigns.
Unlike broad lead marketplaces, PTN focuses on controlled distribution, defined targeting criteria, and verified buyers. We prioritize structured campaigns over open marketplace bidding. These are real-time inbound inquiries — not recycled lists.

PTN emphasizes:

  • Targeted zip code matching
  • Real-time lead delivery
  • Controlled network approval
  • Clear pricing structure
  • Focus on motivated seller intent

We operate as a curated network rather than a volume-based reseller.

Running your own marketing requires managing ads, landing pages, tracking, optimization, and compliance. PTN removes that operational layer and provides ready-to-work seller opportunities so you can focus on acquisitions and closing.
That depends on your infrastructure and budget. Many investors run internal marketing alongside PTN. PTN is designed to complement or replace in-house marketing without the overhead of managing campaigns directly.

Most PTN buyers are:

  • Cash investors
  • Fix-and-flip operators
  • Buy-and-hold investors
  • Wholesalers with disposition networks

We prioritize buyers who can move quickly and close reliably.

To join PTN, you must:
• Submit a buyer application
• Provide business verification details
• Define your buy box criteria
• Complete account approval
• Fund your campaign

We review all applicants to maintain lead quality and network standards.

Lead Generation & Quality

PTN generates inbound seller inquiries through a variety of marketing strategies and channel methods. This includes digital marketing, paid advertising, social media, search engine optimization, direct mail, print and more. Homeowners voluntarily submit their property information requesting to discuss a potential sale.
PTN leads are inbound seller submissions generated in real time. They are not scraped data, cold lists, or recycled contacts. Each lead is captured through a direct request from a homeowner seeking an offer or property discussion.
Property Trade Network offers both shared and exclusive leads. Exclusive leads are only distributed to you, while shared leads may be split amongst investors in our network. Shared leads are discounted. Lead type availability can depend on target zip codes.

We focus on:

  • Inbound form submissions
  • Property records
  • Duplicate filtering
  • Basic data validation

We do not purchase bulk third-party data lists. Leads originate from homeowners actively submitting their information.

All leads go through automated validation checks. While we verify required information fields and filter duplicates, investors are responsible for conducting full acquisition due diligence.

Property types can be set at the campaign leve include:

  • Single-family homes
  • Multi-family properties
  • Condos and townhomes
  • Distressed properties
  • Inherited or vacant homes

Property types depend on your selected buy box criteria.

Common seller motivations include:

  • Financial hardship
  • Inherited property
  • Landlord fatigue
  • Property condition issues
  • Need for quick sale

Motivation levels vary by market and campaign targeting.

Close rates vary significantly based on:

  • Response time
  • Follow-up consistency
  • Market conditions
  • Offer strategy

Investors with strong speed-to-lead and structured follow-up systems typically see stronger performance.

Leads are delivered in real time upon submission. Immediate response is recommended to maximize engagement.
Leads are generated from homeowners who voluntarily submit their information through our platform. While we validate submission data, acquisition qualification and intent confirmation are handled by the investor during follow-up.

Targeting & Buy Box Settings

Targeting is configured at the ZIP code and State level. You can select the ZIP codes or States where you want to receive leads, and distribution will be limited to those areas.

Property value data is provided when available through public records. While you cannot filter distribution strictly by value range, you can review property details and determine fit during your evaluation process.
Property type information is included when available through public records. However, lead distribution is primarily controlled by ZIP code targeting.
Property condition and motivation are not used as primary distribution filters. Seller details are captured during submission, and investors qualify opportunity fit during follow-up.
Yes. You may request updates to your selected ZIP codes at any time. Changes are typically processed within one business day.
Targeting is structured at the ZIP code level. This allows you to focus on specific geographic areas while maintaining sufficient lead flow within each market.

Selecting a limited number of ZIP codes may reduce lead volume. Expanding into additional ZIP codes can increase opportunity flow.

We review the buy box information of all investors in our network to help us refine our targeting across a variety of factors. This helps us hone in and generate the exact leads you’re looking for.

Lead Delivery & Timing

Leads are delivered in real time via email and SMS notifications. Lead details are also accessible through your buyer dashboard.
Once your account is approved, funded, and activated, lead delivery begins as soon as a homeowner submission matches your selected ZIP codes.
Yes. Leads are routed immediately upon submission to ensure you can respond as quickly as possible.
Yes. Lead notifications can be forwarded or integrated into your CRM system depending which CRM you are using. Please share your CRM and we will see if we can integrate with it. We recommend having a structured intake process to track response time and follow-up.
Delayed response times may reduce contact and conversion rates. Real-time response significantly increases engagement and appointment rates.

Lead volume depends on:

  • Seller activity within your selected ZIP codes
  • Market conditions
  • Number of active campaigns in your area

Expanding into additional ZIP codes can increase potential lead flow.

Pricing & Billing

Lead pricing starts at a defined base rate and varies by lead type and market. Pricing depends on whether the lead is shared, exclusive, or an address-fails-MLS (MLS) submission.

PTN offers multiple lead categories, including:

  • Shared Leads
  • Exclusive Leads
  • Address Fails MLS (MLS Leads)

Each lead type has its own base price structure based on demand and competition in your selected ZIP codes.

Yes. Each lead type has a minimum base price. This ensures campaign sustainability and advertising coverage in each market.

Campaign Management & Onboarding

You will be asked to provide:

  • Basic verification details

This helps us confirm eligibility and configure your campaign properly.

  • Expanding into additional ZIP codes
  • Increasing bid levels

Volume is directly tied to campaign competitiveness and geographic coverage.

Performance & Success Best Practices

Success with PTN depends largely on response time, consistent follow-up, and disciplined pipeline management. Investors who treat inbound leads as priority opportunities typically see stronger results.
Responding within the first few minutes significantly increases contact rates. We recommend immediate phone outreach followed by text and email communication when appropriate.
Ideally within 1–5 minutes of receipt. Delays beyond 15–30 minutes can reduce engagement and connection rates.
Most seller opportunities require multiple follow-up attempts. A structured follow-up cadence over several days — and sometimes weeks — increases conversion potential.

We recommend using a CRM that tracks:

  • Lead source
  • Time to first contact
  • Follow-up attempts
  • Appointment status
  • Offer status
  • Closed deals

Tracking metrics helps optimize response performance.

Good lead hygiene includes:

  • Immediate outreach
  • Documented contact attempts
  • Accurate CRM updates
  • Clear disposition tracking
  • Consistent follow-up

Discipline in handling leads directly impacts ROI.

Track:

  • Cost per lead
  • Contact rate
  • Appointment rate
  • Offer rate
  • Close rate
  • Cost per acquisition

Evaluating performance over time provides a clearer picture than judging individual leads in isolation.

Close rates vary by market, offer strategy, and follow-up discipline. Investors with strong response systems and consistent follow-up generally outperform those with delayed outreach.
